Carolina Waterway Plantation Pros and Cons: Is It Worth $715K?

by Mike Fiebernitz

If you're looking at Carolina Waterway Plantation, the first question I usually get is simple: is it worth the price? The typical home here sold for $715,000 over the past year. That gets you into a gated community on the Intracoastal Waterway in the Carolina Forest area of Myrtle Beach, and right now buyers have some real negotiating power.

Below, I'll walk you through where the neighborhood is, what residents love about it, the honest pros and cons, and what the market is actually doing right now.

Quick Summary

- Median sold price: $715,000 over the last 12 months (19 sales)
- Homes have sold for about 8–9% below their original asking price over the past two years
- About 5 months of inventory, which is a pretty balanced market
- Pros: community boat launch and boat storage, gated amenities, newer custom homes, and price per square foot down only about 4%
- Cons: entry price in the mid-$600s, a median of 104 days on market, fewer new builds, and HOA rules you need to review up front
- About 4 in 10 buyers paid cash over the past year

Where Is Carolina Waterway Plantation?

Carolina Waterway Plantation is right off River Oaks Drive, just down the street from Carolina Forest Boulevard in Myrtle Beach, and a short drive to the beach.

It's a gated community that sits on the Intracoastal Waterway, and it's all single-family homes. No condos, no townhomes, nothing like that. Homes here range from about 2,300 square feet up to about 4,600, with some of the larger homes sitting right on the waterway.

The neighborhood got started in the early 2000s, and homes have been built in phases ever since.

What Residents Love About Living Here

Before we went through the gate, I asked one of my clients what she likes best about living here. She said, "It's a community where it's not too big, to where you actually know who your neighbors are."

I also asked another client which amenity she uses the most. Her answer: "Definitely the pickleball courts."

The Pros of Living in Carolina Waterway Plantation

Boat Access Without Buying a Waterfront Home

The biggest draw here is boat access to the Intracoastal Waterway. And the best part is, you don't have to buy a waterfront house to use it.

The community has its own boat launch and boat storage, so you can buy a home off the water and still keep your boat right in the neighborhood. If you're planning on a boat, ask the HOA about current storage availability and fees before you buy.

Here's an example. This home on Shipmaster Avenue isn't on the water, and it was listed at $684,900 at the time of writing. It was built in 2021 with 4 bedrooms, 3½ baths, and about 2,800 square feet. The primary suite is on the main floor, there's a first-floor office and a loft upstairs, and out back there's a screened porch and a swim spa that stays with the house.

So you're not paying waterfront prices, and the boat launch is still right inside the neighborhood.

A Gated Community With Real Amenities

On top of the boat launch, you've got a community pool, a clubhouse, and tennis and pickleball courts, all behind the gate.

Newer, Custom-Built Homes

This isn't a cookie-cutter subdivision. Most of the homes are custom builds, and a lot of them are newer. Of the 8 homes for sale when we pulled the numbers, 7 were built in 2018 or later.

That means you're often getting modern layouts and finishes without having to build from scratch.

Values Have Held Up

A lot of buyers ask me, "Am I buying at the top?" Here, price per square foot is only down about 4% from a year ago. That's a neighborhood that's holding its value.

The Cons of Living in Carolina Waterway Plantation

The Entry Price Has Moved Up

A lot of buyers want to know what it takes to get into this neighborhood. Some of the older homes sold in the $400s over the past year, but there's nothing on the market in that price range right now. The lowest-priced home for sale is $662,000.

If you want to be directly on the Intracoastal Waterway, the waterfront homes currently for sale are listed from roughly $1.4 million to $1.85 million.

Homes Take a While to Sell

The typical home here took 104 days to sell over the past year. That's about three and a half months.

If you're buying, that gives you room to negotiate. But think about the other side, too. If there's a chance you'll need to sell in the next couple of years, plan on that kind of timeframe.

Brand-New Construction Is Getting Scarce

If you're set on brand-new, your options are shrinking. The year before last, new construction was almost half of the sales here. This past year, it was only 16%, and right now there's one new build for sale.

So for most buyers, this is going to be a resale purchase. You'll be negotiating with a homeowner, not a builder.

You Need to Know the HOA Rules Up Front

Gated amenity communities come with an HOA and rules. That's part of what keeps a neighborhood like this looking the way it does. But you want to know those rules before you write an offer, not after.

When my clients look here, we get the current HOA documents and financials and go through them together, so there are no surprises after closing.

The Top of the Market: $2.3 Million on the Water

So what does the top of the neighborhood look like? A brand-new home right on the Intracoastal was listed at $2.3 million, and it's already under contract. It was still under construction when we visited.

That's the high end. Most sales here look very different.

What the Carolina Waterway Plantation Market Is Doing Right Now

In the last 12 months, 19 homes have sold here, with a median sold price of $715,000. When we pulled the numbers, there were 8 homes for sale and 4 under contract.

Now, you might see that the median price is down about 14% from the year before and think prices here are crashing. Not exactly. A lot of that is because fewer high-end new construction and waterfront homes sold this year. Compare apples to apples, price per square foot, and it's only down about 4%.

What It Means If You're Buying

Over the last two years, homes here have sold for about 8–9% below their original asking price. And right now there's about 5 months of inventory, which is a pretty balanced market.

Be Ready to Compete With Cash Buyers

One more thing: about 4 in 10 buyers here paid cash over the past year. So if you're going to be financing, I'd definitely have your pre-approval lined up before you start looking, because you may be competing against cash offers.

Is Carolina Waterway Plantation Right for You?

Carolina Waterway Plantation makes the most sense if you want a gated neighborhood, you'd actually use the waterway access, and you're shopping in the mid-$600s and up.

It's probably not the right fit if you need something under $600,000, or if your heart is set on building brand-new.
